Local Housing Market Update

For Onondaga County – January 2019

The local housing market continues to be a “seller’s market” with Inventory of Homes for Sale declining 7.6% from year over year.  Median and Average Sales Price (not accounting for sale concessions and/or down-payment assistance) have increased 6.5% year over year.  Low inventory with increasing Sales Price generally means buyers will will have a more challenging home search. Whether you are considering listing or buying a home understanding the current housing market and current conditions is important to making an informed decision on price and/or offers.  Assuming that every real estate licensee understands and is informed on current housing market conditions would unfortunately be a mistake.

Median (half sold for more and half sold for less) sale price of homes sold in Onondaga County, Town of Clay, Town of Cicero, and Town of Lysander.  Chart tracks median sale price over the last 3 years ending with May of 2018.  Hover over each data point (month) to see values.

Sale prices continue to trend higher as inventories continue to drop.  Some areas have less than 2 months supply of homes for sale.

Inventories in the Cicero, New York market continue to be tight. A situation good for sellers and not so much for buyers. As of a few moments ago there were 75 single family homes listed as “active” in the Town of Cicero ranging in price from 45,500 to 475,000. Of those 75, fifteen were under construction or to be built meaning there are only 60 homes listed for sale in this 55 square mile community. Twenty-one of the homes were listed between 125K and 199K with 15 listed between 200K and 250K. The most recent Local Market Update – April 2018, from the Central New York Information Service, Inc. show a 30.9% decrease in new listings, Days on Market Until Sale show a decrease of 17.9% (56 in 2017 – 46 in 2018) and a 2.3% increase in Percent of List Price Received (96.2-99.1)*.
